What can be customized
Customization changes the boundaries of an engagement, never the evidentiary standard. Every deliverable stays source-verified, dated and free of invented data points.
- Scope. A wider or narrower competitive radius, further asset types, several properties analysed as one portfolio, or both standard products merged into a single deliverable.
- Depth. Additional analysis dimensions beyond the standard structure. Each is agreed and bounded up front, so the engagement stays a defined piece of work rather than an open-ended mandate.
- Deliverable. A document structure that maps to your investment memo, structured data for your own systems, or both side by side.
- Method. Constraints you set: sources we must use, sources we must exclude, or a fixed analysis date the whole report is pinned to.
Not every request is feasible — some data simply is not public in a given market. Where that is the case we say so during the feasibility check, before you commit to anything.
How a customized engagement is built

You describe the target
Submit the property through your account and use the scope notes to say what the standard product does not cover for you. A rough sketch is enough at this point.

We check feasibility
We establish which parts of your request can be answered from available sources at the evidentiary standard we hold every report to, and which cannot.

You receive scope, fee and date in writing
A written confirmation states exactly what the report will cover, what it will not, the individually agreed fee, and the delivery date. The contract is concluded on that confirmation — not on your request.

Research is performed on demand
Our analysts work the agreed scope from primary sources wherever possible, exactly as for a standard engagement.

Report and receipt are delivered
Both arrive in your account and your inbox, in the format agreed at confirmation, with a complete and dated source register.
What customization does not change
- Every factual statement stays source-referenced with name, URL, and date; primary sources are preferred over trade press.
- Data points that cannot be verified stay explicitly marked “not publicly available” — never estimated or invented.
- Facts stay clearly separated from projections.
- Scope stays limited to existing assets — stabilized, standing investments, not greenfield developments.
- A report remains a standalone, point-in-time research work product. It is not investment advice, and not an appraisal or valuation.
