The report follows a fixed structure so findings are comparable and easy to route internally.

  1. Key events

    Material developments in the competitive environment during the analysis period — project launches, defaults, concession dynamics, ownership changes — each dated and sourced.

  2. Executive summary

    The subject property's position within its competitive set, the short- and medium-term risk-opportunity profile, and the drivers behind both.

  3. Competing properties

    Per-property profiles of the direct competitive set, plus a secondary watch list and relevant supply-pipeline entries. Each profile covers:

    • Owner, operator, and investor behind the property
    • Property type, year built, and condition
    • Size and unit count
    • Amenities and quality standard
    • Rent or price level, including current concessions
    • Vacancy and leasing status
    • Positioning relative to the subject property
    • Threat level — high, medium, or low — with the rationale behind the rating
  4. Investor-relevant data

    • Comparable rents and market rent level
    • Vacancy trends in the competitive environment
    • Supply pipeline and supply-demand balance
    • Regulatory framework of the asset's country and market
  5. Source register

    A complete, dated register of every source used — name, URL, and access date. Every factual statement in the report traces back to it.

Methodology

How the analysis is built

  • Every factual statement is source-referenced with name, URL, and date; primary sources are preferred over trade press.
  • Data points that cannot be verified are explicitly marked “not publicly available” — never estimated or invented.
  • Facts are clearly separated from projections.
  • The regulatory framework of the asset's country is applied automatically — for example zoning, HOA regulations, and property tax assessments in the US; Milieuschutz, Vorkaufsrecht, and Mietpreisbremse in Germany.
  • Scope is limited to existing assets — stabilized, standing investments, not greenfield developments.
